Mixed-Use Habitat LA Development Rises Near Inglewood’s Eastern Border
A major mixed-use development called Habitat LA is now visible as construction progresses at 3401 S. La Cienega Boulevard in Baldwin Hills, just steps from Metro’s La Cienega/Jefferson Station near Inglewood’s eastern boundary.
Developed by Lendlease and Aware Super, the project transforms the former site of a storage facility into a significant residential and commercial hub that will offer new housing options and employment opportunities for residents across South Los Angeles communities, including eastern Inglewood neighborhoods.
The development consists of a six-story, 253,000-square-foot office building alongside a 12-story residential building containing 260 apartments. The project also includes 2,900 square feet of ground-floor commercial space, basement parking, and approximately one acre of public open space.
Of particular interest to community members seeking affordable housing, the project will include 22 deed-restricted affordable apartments reserved for very low-income households. Additionally, Lendlease has voluntarily designated seven units as workforce housing, making them affordable to residents earning up to 120 percent of the area median income.
The Habitat development represents the latest in a series of transit-oriented projects emerging around the La Cienega/Jefferson Station, following the completed Cumulus District with its 1,200 apartments and Whole Foods Market. These developments are transforming the area where Baldwin Hills, Crenshaw, and Inglewood converge into a more densely populated, transit-accessible district.
Designed by SHoP Architects in their first Los Angeles project, the complex also involved Steinberg Hart as architect of record, A+I for interior design, and Relm for landscape architecture. The development received density bonus incentives, allowing for a larger building than standard zoning would permit in exchange for the affordable housing component.
For Inglewood residents, especially those living in eastside neighborhoods, the new development will provide additional housing options, potential job opportunities in the office space, and enhanced retail amenities accessible via Metro’s E Line, which connects to downtown Inglewood.
Construction is expected to be completed in 2026, adding to the ongoing transformation of the broader South Los Angeles area surrounding Metro’s expanding rail network.
